We’re seeing the U.S. housing market continue its steady rebalancing, with active inventory up about 4% year-over-year nationwide. This growth has slowed for the first time in five weeks, hinting at a shift that’s becoming more favorable for buyers—though without a sudden surge in available homes. Typical days on market held at 61, the same as last year, which aligns with the usual late-Q3 slowdown after a brisker start to 2026. New listings dipped about 1% compared to last year, bringing us close to 2025 levels as affordability challenges keep both buyers and sellers a bit cautious. The median listing price landed at $419K, about 1% lower than a year ago, and the price per square foot edged down to $222, its lowest since early Q1 2026. Even with inventory gains and higher mortgage rates, the market’s pace remains measured, not dramatic.
