New Listings Rise as Buyers Pull Back

As someone who’s guided clients through a variety of market cycles across Middle Tennessee, I’m watching current trends closely: New listings in the US are up 0.4%, and total homes for sale have also increased by 0.5%—both reaching their highest levels since late Q1 and mid Q2. At the same time, pending home sales have dipped by 1.1%, marking a six-month low. With median prices nationwide still above $400,000 and financing costs lingering in the mid-6% range, some buyers are pausing, waiting out economic uncertainty or hoping for a drop in rates.

When inventory starts to build and demand cools, active buyers may discover more flexibility—whether it’s negotiating for price reductions, seller concessions, rate buydowns, or repairs on homes that have been listed longer. There’s a window right now, before the market may pick up again later in Q3, for buyers to negotiate strategically. For sellers, pricing your home correctly from the start remains as important as ever.

With two decades of experience in both residential and commercial real estate, I blend data-driven insights with a practical approach to help clients navigate these shifts—whether you’re hoping to buy, sell, invest, or simply make sense of today’s opportunities. Let’s make your next move a confident one.
