As summer winds down, we’re seeing a slight uptick in new U.S. home listings—up 1.2%, reaching a three-month high. At the same time, pending sales have dipped 1.3%, now at their lowest point since March. Median asking prices have edged down just 0.1%, even though the median sale price is still 1.8% higher than this time last year. Higher mortgage rates and ongoing economic uncertainty are clearly influencing both buyers and sellers.
In my work across Middle Tennessee—whether you’re considering a move, looking to invest, or planning your next step—it’s essential to navigate these shifts with a clear strategy. My two decades in real estate and background in investment analysis help me keep a close eye on these market nuances, so my clients are always prepared for what’s next.
